The short version: Your personal information is never sold. You control what stays private. You can opt in or out of contributing anonymized data to community benchmarks at any time. We use your home data only to provide and improve the Bones service for you.
1. Overview & Who We Are
Bones Technologies, Inc. (“Bones,” “we,” “us,” or “our”) operates the Bones mobile application and website at bonestechnologies.com (collectively, the “Service”). Bones is a home record and intelligence platform that helps homeowners document their home’s history, track systems and projects, and access AI-powered guidance.
This Privacy Policy explains how we collect, use, disclose, and protect your information when you use our Service. By using Bones, you agree to the practices described in this policy.

2. Information We Collect
2.1 Information You Provide Directly
- Account information: Email address, name, and authentication credentials (we support magic link and Apple/Google Sign-In — we do not store passwords).
- Home profile data: Property address, year built, square footage, number of bedrooms and bathrooms, foundation type, and other property details you choose to enter.
- Project and improvement records: Descriptions, dates, costs, contractor information, materials, brands, model numbers, serial numbers, and notes you log for home projects, repairs, and improvements.
- Documents and media: Photos, receipts, invoices, permits, warranties, inspection reports, appliance manuals, and other files you upload to your Document Vault.
- Financial information: Property tax amounts, insurance premiums, mortgage balance, monthly payment, PMI status, and other home financial data you enter. We do not collect credit card numbers or banking credentials — payment processing is handled by Stripe.
- System and appliance data: Brands, model numbers, serial numbers, installation dates, ages, and condition notes for home systems and appliances.
- Voice recordings: If you use voice logging, audio is transcribed and stored as text. Raw audio is not retained after transcription.
- Communications: Messages you send to our support team or through the app.
2.2 Information We Collect Automatically
- Usage data: Features used, screens viewed, actions taken, session duration, and interaction patterns within the app.
- Device information: Device type, operating system, app version, and device identifiers.
- Location: General location (city/state) inferred from your home address for regional cost benchmarking. We do not collect precise GPS location.
- Log data: IP addresses, access times, and error logs for security and debugging purposes.
2.3 Information from Third Parties
- Public property records: When you add a home address, we may retrieve publicly available permit history, property tax records, and basic property data to pre-populate your Bones Blueprint.
- Authentication providers: If you sign in with Apple or Google, we receive your name and email address from that provider.
- Payment processor: Stripe provides us with subscription status and the last four digits of your payment method. We do not receive or store full card numbers.
3. How We Use Your Information
We use your information to:
- Provide, operate, and improve the Bones Service
- Create and maintain your account and home profile
- Generate your Bones Blueprint, Bones Score, Bones Scan, and other personalized features
- Power Ask Marrow AI responses that are specific to your home’s data
- Send maintenance reminders, warranty expiration alerts, and other notifications you have enabled
- Process subscription payments through Stripe
- Generate exportable reports (Bones Report, Seller Report, PMI Packet) at your request
- Improve Bones Benchmark cost estimates using aggregated, anonymized project data (only if you opt in — see Section 5)
- Monitor for property-level public record changes (title, liens, tax assessments) as part of Bones Protect
- Respond to your support requests and communications
- Detect and prevent fraud, security incidents, and abuse
- Comply with legal obligations
We do not use your personal information for advertising purposes. We do not display ads in the Bones Service.
4. How We Share Your Information
We do not sell your personal information. We share information only in the following limited circumstances:
4.1 Service Providers
We work with third-party vendors who process data on our behalf under data processing agreements:
- Supabase — cloud database and file storage
- Anthropic — AI model powering Ask Marrow (your home context is sent to process your queries; Anthropic’s API terms prohibit training on submitted data)
- Stripe — payment processing
- ATTOM Data / CoreLogic — public property record lookup for Bones Protect and permit history
- Apple / Google — authentication and app distribution
- Beehiiv — email list management for waitlist and product updates
4.2 Shared Access You Authorize
If you use the Family & Shared Access feature, you control who can view or edit your home’s Bones Blueprint. You can grant access to co-owners, family members, agents, or contractors, and revoke that access at any time. Temporary contractor upload links expire after 7 days or when manually revoked.
4.3 Home Record Transfer
If you choose to transfer your Bones Blueprint to a new homeowner at the time of sale, only the records you explicitly select for transfer are shared. Financial data, personal notes, and contractor contact details are not transferred by default.
4.4 Legal Requirements
We may disclose your information if required by law, court order, or government authority, or if we believe disclosure is necessary to protect the rights, property, or safety of Bones, our users, or the public.
4.5 Business Transfers
If Bones Technologies, Inc. is acquired, merged, or substantially transfers its assets, your information may be transferred as part of that transaction. We will notify you via email or prominent notice in the app before your information is transferred and becomes subject to a different privacy policy.
5. Anonymized Community Data
This is optional and controlled by you. You can opt in or out at any time in Settings → Data & Privacy.
With your consent, Bones may use anonymized, aggregated versions of your project data to improve Bones Benchmark regional cost estimates and generate neighborhood benchmark insights. This means:
- Your name, address, and any personally identifying information are never included in anonymized data
- Data is aggregated with other homeowners in your region before being used for benchmarking
- Individual project records are not shared with any third party in identifiable form
- You can withdraw consent at any time; withdrawal stops future contributions but does not retroactively remove data already incorporated into aggregated statistics
We want to be transparent about the long-term role of this data. Anonymized, aggregated homeowner data — project costs, system ages, maintenance patterns, and regional benchmarks — is a core part of how the Bones platform creates value, both for individual homeowners (through Bones Benchmark and community insights) and as a business asset of Bones Technologies, Inc. This type of aggregated, de-identified dataset may be used internally, shared with service partners, or licensed to institutional third parties such as insurance carriers, mortgage lenders, or property data companies as part of Bones’ business operations — including in the context of a future acquisition or partnership.
This is the same model used by Carfax (vehicle history data), Zillow (property transaction data), and other data platforms: individual contributions, in aggregate, create insights that are valuable to institutions — while remaining anonymous at the individual level. We believe homeowners deserve to know this upfront, not learn it after the fact.
Any future institutional data licensing program beyond what is described above will be announced via updated Privacy Policy and in-app notification before it launches. Your opt-in/opt-out choice in Settings controls your participation regardless of any future programs.
6. AI Features & Ask Marrow
Ask Marrow is powered by Anthropic’s Claude AI model. When you use Ask Marrow:
- Your query and relevant home context (system ages, project history, location) are sent to Anthropic’s API to generate a response
- Anthropic does not use API-submitted data to train its models under current API terms
- Ask Marrow responses are informational only and do not constitute financial, legal, appraisal, inspection, or professional advice of any kind
- Conversation history may be retained in your account to provide context for future queries
7. Data Retention
We retain your personal information for as long as your account is active or as needed to provide the Service. If you delete your account:
- Your personal information and home records are deleted within 30 days
- Uploaded files (photos, documents) are deleted from our storage systems within 30 days
- Anonymized, aggregated data that has already been incorporated into community benchmarks cannot be retroactively removed, as it is no longer associated with your account
- We may retain certain records as required by law (such as financial transaction records)
8. Security
We take the security of your home data seriously. Our security measures include:
- Encryption at rest: All data is encrypted using AES-256 encryption
- Encryption in transit: All communications use TLS 1.3 or higher
- Authentication: Magic link and biometric authentication (Face ID / Touch ID); no passwords stored
- Access controls: Row-level security ensures your data is only accessible to you and those you explicitly authorize
- No admin backdoors: We cannot access your documents without your authorization
No system is completely secure. If you believe your account has been compromised, contact us immediately at security@bonestechnologies.com.
9. Your Rights & Choices
You have the following rights with respect to your personal information:
- Access: Request a copy of the personal information we hold about you
- Correction: Update or correct inaccurate information directly in the app or by contacting us
- Deletion: Delete your account and associated data through the app (Settings → Account → Delete Account) or by contacting us
- Portability: Export your Bones Blueprint data in a structured format (available through the Bones Report and Excel export features)
- Opt out of anonymized data contribution: Settings → Data & Privacy → Community Data toggle
- Notification preferences: Manage push notifications in Settings → Notifications
- Marketing emails: Unsubscribe at any time using the link in any email we send

10. Children’s Privacy
The Bones Service is not directed to children under the age of 13, and we do not knowingly collect personal information from children under 13. If we become aware that we have collected personal information from a child under 13 without parental consent, we will delete that information promptly. If you believe we have collected information from a child under 13, please contact us at privacy@bonestechnologies.com.
11. California Privacy Rights (CCPA/CPRA)
If you are a California resident, you have additional rights under the California Consumer Privacy Act (CCPA) and California Privacy Rights Act (CPRA):
- Right to know: You may request disclosure of the categories and specific pieces of personal information we have collected about you, and how we use and share it
- Right to delete: You may request deletion of your personal information, subject to certain exceptions
- Right to correct: You may request correction of inaccurate personal information
- Right to opt out of sale or sharing: We do not sell or share your personal information for cross-context behavioral advertising. No opt-out is needed, but you may contact us to confirm.
- Right to non-discrimination: We will not discriminate against you for exercising your privacy rights
To submit a California privacy request, contact us at privacy@bonestechnologies.com with “California Privacy Request” in the subject line.
Categories of personal information collected in the past 12 months: Identifiers (name, email, device ID); property and home record data; financial information (home financials, not payment card data); photos and documents; usage data; inferences drawn from the above to generate your Bones Score and personalized recommendations.
Business purposes for collection: Providing the Service, improving features, security, and legal compliance as described in Section 3.
12. Changes to This Policy
We may update this Privacy Policy from time to time. If we make material changes, we will notify you by email (to the address on your account) and by displaying a prominent notice in the app at least 30 days before the changes take effect. Your continued use of the Service after that date constitutes acceptance of the updated policy.
For non-material changes (such as clarifications or contact information updates), we will update the “Last updated” date at the top of this policy.
